Caringbah South experienced a noticeably lower volume of sales in March compared to what we would typically expect during a peak period. This lack of supply has supported prices, with some strong results still being achieved in select pockets.
The biggest challenge in the market right now is uncertainty. Multiple factors are shifting at once, which is making some buyers more cautious and slowing decision making.
Interest rates are expected to increase again. While this will impact borrowing capacity, it also brings clarity, and markets generally respond better once that direction is confirmed.
What this means in practice is that we are seeing two types of buyers. Those who are waiting for certainty, and those who are still active and prepared to act when they see value.
The opportunity right now sits with the lack of competition. With fewer properties available, well-positioned homes are still achieving strong prices, particularly when they align with what active buyers are looking for.
My recommendation is to focus on timing and positioning. If we can present the property well and meet the market where it is today, we can take advantage of the current supply shortage and target the buyers who are still making decisions.
People are not abandoning their plans, they are simply delaying. The sellers who benefit most in this type of market are the ones who act while others hesitate.
