The Caringbah South market is starting to show a clear shift in pace.
Buyer enquiry is still solid, but it’s more selective. Earlier in the year, most properties would attract strong early interest. Now, buyers are taking more time, comparing options, and being more price-sensitive, particularly once you move past the core family buyer bracket.
Open home attendance locally has softened slightly compared to the start of the year. Not dramatically, but enough to notice a change in energy. You’re seeing fewer emotional buyers and more calculated ones.
Well-presented homes in good streets are still performing and can attract competition. Average or overpriced properties are sitting longer and require price adjustments.
Interest rates remain the biggest pressure point. If we see another increase, it will tighten borrowing capacity again, which directly impacts buyer confidence in areas like Caringbah South where price points are higher.
Despite this short-term slowdown, the fundamentals in Caringbah South remain strong.
Supply is still constrained, combined with consistent demand from upgrader/downsizer families wanting to stay in the area, this continues to support prices over the longer term.

If listings continue to rise and rates increase again, we’ll see further pressure on buyer urgency. If stock levels stabilise, competition will return quickly, particularly for quality homes.

The market hasn’t dropped, but the conditions have changed. Strategy, pricing, and presentation now matter more than they did even 3 months ago.
