As expected, activity was slow in Caringbah South early in the year, however with school holidays now over we are starting to see the usual seasonal lift in new listings.
Today’s 0.25% interest rate rise was widely anticipated, with inflation still above the RBA’s target range and labour market conditions remaining tight.
While higher rates can reduce buyer borrowing power, we are not expecting a downturn in local prices. Housing supply remains tight across the Shire and demand continues to outweigh available stock, meaning price growth is more likely to moderate rather than reverse. This mirrors 2022, when rates rose far more aggressively and prices still increased.
For Caringbah South property owners, buyer competition remains strong, particularly for well presented homes. With buyers becoming more selective and further rate changes possible later in the year, timing, presentation and pricing are more important than ever.
